A licensed multi-specialty polyclinic operating with a fully licensed retail pharmacy from a single ground-floor unit in International City, Dubai — a combined clinic-and-pharmacy configuration that no competing clinic in the immediate catchment currently offers.
The clinic currently delivers General Practice, Dentistry, Gynaecology and Paediatrics. Four further specialties — Internal Medicine, Family Medicine, Orthodontics and Dermatology — have been approved and are being brought on stream from August 2026, within the existing premises and without additional rent or fit-out expenditure.
The business is offered on a cash-free, debt-free basis with no liabilities transferring to the buyer.
Why this business is different
One licence, one rent, two revenue streams. The pharmacy captures prescriptions written metres away in the same unit. Most clinic operators surrender that margin to a third-party pharmacy; here it is retained in-house. The reverse also holds — pharmacy walk-in footfall feeds the consultation rooms.
Insurance access that is difficult to replicate. The facility is empanelled with 11 major insurers, covering approximately 90% of insured lives in the catchment. In a market where reimbursement access determines patient volume, this is the principal barrier to a new entrant and it takes years, not months, to assemble.
Capacity already paid for. The four newly approved specialties sit inside the existing footprint and cost base. The incoming owner inherits the revenue upside without the capital outlay or the DHA approval timeline that would normally precede it.
Location fundamentals. International City is one of Dubai's largest and fastest-growing residential communities, with an official population of 120,353 at the end of 2024 — up roughly 10% year on year, against Dubai-wide growth of around 5%. It is a dense, high-footfall, primary-care-hungry catchment sitting alongside Dragon Mart's ~4,500 trading units, and the Dubai Metro Blue Line is scheduled to serve the area by 2029.
